1 - Savings Accelerator - Hands Free

  • £140,000 invested / loaned

  • A hands-free 8% Return per annum

  • Funds plus profit returned in maximum 2 years

  • You earn £22,400 hands-free profit in 2 years

You have the option of 'Earn & Learn" whereby we incorporate service accommodation mentorship via a collaborative and mutually beneficial agreement.

2 - Profit Share - Holiday Let Partnership

  • £140,000 capital invested

  • You receive an equal 33.33% share of the profit

  • With an expected annual profit of £54,000, you will receive a net passive income of £18,000

  • You would also earn 33.33% of capital growth

Fund Recycling

A large chunk of your capital will be recycled, through refinancing onto a new mortgage after roughly 6 months.

 

Funds Recycling

Once we have completed our value-adding works, we will refinance the property onto a new mortgage. This will refinance a large chunk of your capital after only 6-9 months, whilst you receive an expected £18,000 per annum. Here is an outline of your Return On Capital Employed (ROCE):

  • Worst Case GDV = £400k. Recycles £60,000 of your upfront investment. Leaves £87,500 "in" the deal. Gives you a ROCE of 20.5%

  • Likely case GDV = £450k. Recycles £97,500 of your upfront investment. Leaves only £50,000 "in" the deal. Gives you a ROCE of 36%

  • Possible case GDV = £500k. Recycles £135,000 of your upfront investment. Leaves only £12,500 "in" the deal. Gives you a ROCE of 144%

If anything goes wrong, you will be fully protected. Should we get "down valued" below £400,000, you will still be guaranteed a minimum 20.5% ROCE. We will allow you to enjoy 100% of cash flow until at least £60,000 of your upfront capital is returned. For example, in the instance of a £390,000 GDV, you will receive the first £10,000 income before profit share. However, we do strong anticipate a revaluation of between £450,000 and £500,000.

 

3 - Profit Share - Holiday Let Partnership

  • £70,000 capital invested

  • You receive a 15% share of the profit

  • With an expected annual profit of £54,000, you will receive a net passive income of £8,100

  • You would also earn 15% of capital growth

If you would like to be a JV partner but don't have £140k available, this option could be perfect for you With an expected £450k revaluation, you would get £45k straight back - leaving only £25k "in" the deal With a hands-free income of £8,100 for only £25k "left in", your ROCE would be 32.4%
